Why Does The Building Envelope Matter in a Garage Suite?

When people think about energy efficiency, they often think about solar panels, smart thermostats, or high-efficiency furnaces.

In reality, the biggest factor for energy efficiency is usually something much simpler: the building envelope.

The building envelope is everything that separates the inside of the home from the outside world, including the walls, windows, roof, foundation, and all the connections between them.

If heat is constantly escaping through the envelope, no amount of mechanical equipment can fully make up for those losses. That’s why we focus heavily on building a high-performance envelope. Once the walls, windows, doors, and air sealing are working together properly, the whole garden suite becomes comfortable and efficient.

Standing inside the completed Hazeldean garage suite, it’s easy to appreciate just how much of a difference that approach makes.

How Thermal-Lock Insulation Reduces Heat Loss in a Garage Suite

One of the main reasons our homes consistently exceed EnerGuide building standards and feel so comfortable year-round is our Thermal-Lock wall system.

In a typical home, insulation is placed between wood studs. While this approach meets building code requirements, it leaves thousands of small “thermal bridges” throughout the structure. Wood conducts heat more readily than insulation, so anywhere there’s framing, there’s an opportunity for heat to escape.

Over time, these weak spots contribute to drafts, cold areas near exterior walls, temperature fluctuations, and higher heating bills.

Instead of placing insulation between the framing, Thermal-Lock wraps the entire structure in continuous rigid foam insulation panels. The wall system uses interlocking joints that fit tightly together, virtually eliminating air infiltration through the walls. The entire structure is protected by a minimum of two inches of continuous styrofoam insulation from the foundation all the way to the underside of the roof trusses.

This continuous layer eliminates thermal bridging and dramatically reduces heat loss.

One of the most important benefits of our Thermal-Lock wall is something homeowners can feel immediately: there are no cold spots or drafts.

Why We Use Triple-Pane Windows in our Garage Suites

The Hazeldean garage suite was designed around maximizing natural light.

Large living room and bedroom windows, transom windows, and the balcony door help flood the suite with daylight throughout the year. Even during Edmonton’s shortest winter days, the interior feels bright and connected to the outdoors.

Traditionally, large windows came with a trade-off: more heat loss. Modern triple-pane windows eliminate that compromise!

The high-performance windows we install help reduce heat loss while still allowing natural light to enter the home. Instead of creating condensation on the windows and cold drafts during winter, they help maintain comfortable indoor temperatures throughout the suite.

Combined with thoughtful window placement, they allow homeowners to enjoy bright, inviting living spaces without sacrificing comfort or efficiency.
