Laying a great foundation for a garden suite means more than pouring concrete. Breaking ground is when every Energy Efficient Homes project starts to feel real and sets the tone for the exciting stages to come.
This month on The Gentle Side of Infill, we’re discussing the first steps that quietly shape a successful build: site preparation, demolition, and excavation.
Site Preparation
With permits approved and blueprints finalized, the next step in the Hazeldean garage suite project was to prepare the site for construction by demolishing the structure that was being replaced and then excavating the ground to make way for a solid foundation.

Safety First
Before we could start demolition, we had to make sure the garage was safe to take down. Many buildings from the 1970s and earlier were built using materials that may contain asbestos, especially in insulation, stucco siding, or floor tiles. Demolishing a structure with asbestos requires specialized abatement and extra care, so we always arrange for asbestos testing ahead of time. Fortunately, the Hazeldean garage came back clear, with no asbestos, so we could move ahead with a standard demolition.
Out with the Old
Once we confirmed the structure to be asbestos-free, it was time to clear out the backyard and garage. The homeowners had items stored in these spaces, so we worked with them to get everything organized and out of the way. To make things easier, we offered to connect the homeowner with a reputable storage partner so they could keep their belongings safe during the build.
Yard Assessment
Next, we assessed the existing trees on the property. Infill projects often mean making tough decisions about what stays and what goes. Our approach is always to preserve what we can and remove only what’s absolutely necessary. In Hazeldean, we salvaged and protected the trees that could stay, while safely removing those that would be in the way of the new garage suite.
Sometimes this can be disruptive to neighbours, especially those with lots benefiting from shade, etc. When this is the case, we ensure that all stakeholders are aware and understand the reasoning behind the tree removal.
Demolition
With the site prepared and ready for the next steps, we demolished the old structure!
Excavation
With the old structure removed and the site cleared, it was time for excavation. This is an incredibly important element of a build. Proper grading prevents drainage issues later on, and setting accurate elevations ensures everything lines up as it should when we start framing.
It’s also when we take care of key underground planning that often gets overlooked. We coordinate temporary power relocation, ensure the electrical service has enough amps for future needs like EV chargers or A/C, and scope the existing sewer line to check its condition. If the homeowners plan to stay in the home into retirement, this is the time to consider replacing older lines, while we have the equipment on site.
We also take care of details like the gas line, which sometimes needs to be moved to make way for excavation.
These small, thoughtful steps make the build smoother down the road and protect the integrity of the suite for years to come.

With the groundwork laid, we’re ready to go vertical. Next month, we’ll share the framing phase, where the suite starts to take shape and the designs start to come to life.
